Desert AC prep and maintenance

A system that would last 15 years in a mild climate can be dead in under 10 in the Imperial Valley. The difference is almost entirely maintenance. These are the desert-specific steps that matter, in order of payoff.

  1. Monthly coil desilting (summer). Fine desert silt and agricultural dust blow into the condenser coil and bake into a thermal insulating crust. Rinse the outdoor coil gently once a month in summer with a low-pressure garden hose. Use a biodegradable, non-acidic coil cleaner if the buildup is stubborn. High-pressure washers bend fins - skip them.
  2. Annual capacitor test. Desert heat degrades run capacitors, and a weak capacitor quietly cooks the compressor. Have the microfarad reading checked every spring, or test it yourself - our capacitor guide walks through it. A hard start kit (about $15-25 in parts) reduces starting strain on the hottest days.
  3. Cabinet and line insulation. Direct UV on rooftop package units bakes everything inside. Protect suction lines with high-temperature elastomeric foam insulation, and check cabinet seal gaskets once a year. UV-rated paint on exposed insulation extends its life.
  4. Filters on a desert schedule. Dust country loads filters fast. Check monthly in summer and swap at least every 60 days, more often after wind events or nearby field work.
  5. Keep the condenser shaded if you can. A shade structure that blocks direct sun but leaves airflow open can drop cabinet temperatures meaningfully. Do not box the unit in - airflow first.
